  • Development of brief in close association with the client, a clear, comprehensive brief is established listing schedules of accommodation, equipment and facilities, as well as a general understanding of the client’s normal range of business activities and operational needs.
  • Artwork and planting clients are encouraged to allow for the provision of accessories, artwork and planting during the initial design and budget planning stages.
  • These items add color, scale and warmth to both the interior and exterior environment and need to be considered at the outset.
  • Conceptual design options in order to facilitate the client’s decision making process, all conceptual design options are prepared at an early stage showing furniture layout, space planning, departmental and personnel circulation, traffic flows, etc.
  • Alternative strategies may include consideration of different premises or a variety of ways to organize the client’s plans and requirements in a pre-selected property.
  • Computer aided design and drafting the majority of drawings are produced with our CADD system which, in addition to providing more accurate information, allows for quick review of alternatives and changes.
  • Refinement of design scheme upon confirmation of the basic layout, additional sketches and color schemes are discussed and inputted to present an effect of the proposed design.
  • Refinement of plans and elevations are also drawn to better accommodate the client’s needs.
  • Specific custom features such as furniture and fitted fixtures are designed at this stage.
  • Materials and finishes according to the client’s preferences, the atmosphere the design is to create, as well as the client’s budgetary parameters, preliminary options are provided and samples are prepared for consideration.
  • Sample boards then illustrate how adjacent materials relate and are an important aspect to demonstrate how the architectural and interior design would be perceived.
  • Detail design when the layout, elevation views, materials and finishes have been agreed, detailed drawings are prepared for actual construction.
  • Site monitoring and quality control regular site visits are made to ensure that contractors are supervising and carrying out works in accordance with the drawings, schedule and standards of workmanship.
  • Our designers communicate daily with all contractors directly and are also on site periodically to ensure fluid work-flow and precise outcome.
  • On-site alterations, if deemed necessary, are also discussed and monitored at this stage.
  • Liaison and coordination of sub-consultants should any nominated contractors or specialists be appointed, we liaise and coordinate between all different parties to ensure that overall integrity of the project is maintained.
  • Aftercare from fine adjustments to additional design work or modifications which may become necessary during the tenancy period upon project completion, we are always available for advice and assistance.
