- Proactive income management of all rent and service charge collections, cost recovery, arrears and default situations, including full financial management and reporting.
- Lease compliance monitoring to ensure full tenant compliance with their lease obligations.
- Proactive relationship management promoting good tenant relations to improve tenant retention and minimise voids.
- Regulatory compliance to ensure Building Regulations, planning laws, fire and other statutory matters are dealt with satisfactorily.
- Management of the building fabric to ensure it is maintained in good order including service charge planning, expenditure projections, property inspections, contractor management, repairs and maintenance activities.
- Procurement and supplier management to ensure value for money is achieved.
- Insurance management to ensure all required insurances are suitable, sufficient and current.
- Management of all essential utilities including electricity, water, gas, waste management, telecoms etc.
